Knowing you and your unique needs helps tailor a report that is written for you and about how you will enjoy your new home. Upon completing the property survey, we will either meet onsite or provide a full debrief via telephone or video call.

This makes decision making quicker for you and helps bring the report to life. It allows us to explain any issues in more depth and answer any questions you have.

Level 1 surveys

Level 1 Report (RICS)

This is a basic survey (also known as a Condition Report) is ideal for properties that are:

  • Well maintained
  • Less than 10 years old
  • Remains as when built (i.e. no extensions or building works)
  • You require just a summary of any defects identified

RICS Guide to Level 1

Level 2 Report (RICS)

This is the mid-range survey (also known as a Homebuyers report) that most home buyers require. It is ideal for properties that are:

  • From c1900 to present day
  • Have been extended or had some building works (but not major works)
  • Are in habitable condition i.e. can be lived in
  • A valuation can be added to this service. Please ask for more details.

Level 3 Report (RICS)

This is the most comprehensive survey (also known as a Building Survey). It is ideal for properties that are:

  • Older
  • Have been extended or had significant building works
  • Are in poor condition requiring significant refurbishment.
  • Are unusual
